How can I screen suitable housing sources according to my needs?
Our platform provides an intelligent screening function. You can precisely search according to conditions such as region, price, housing type, and facilities (such as furniture, parking spaces). At the same time, you can also inform our customer service team of your specific needs, and professional staff will recommend matching housing sources for you.
Are the photos and descriptions of the housing sources real? Are there any fake housing sources?
Please rest assured that all housing sources are manually reviewed by us, and the actual photos and facility descriptions require the signature confirmation of the landlord or intermediary. If you find any suspected fake housing sources, the platform provides a "complaint-verification-removal" mechanism, and we will handle it immediately to ensure that the information you obtain is real and reliable.
What are the supported ways to view the property?
In addition to the detailed information such as photos, location, and facilities provided on the mini-program, we also provide you with an offline property viewing service in Australia. The staff will record a comprehensive and real video of the property for you. When making an appointment for property viewing, you can highlight and note your viewing requirements, such as paying attention to certain details of the property, and we will adjust according to your needs when arranging the video recording.
What fees are involved in the rental process? How are they charged?
The platform does not charge additional agency fees. The main fees include: Deposit: Usually equivalent to 4 weeks' rent, which is paid to the Australian Fair Trading Department through the RBO link provided by the intermediary and is legally regulated. The full amount will be refunded without breach of contract when you move out. Rent: The pricing varies according to the city, location, and housing type (for example, the monthly rent for a single room in the center of Sydney exceeds 3,000 Australian dollars, and the weekly rent for a shared house in Melbourne is about 170-220 Australian dollars). The specific amount is subject to the housing source details.
Are there any hidden fees besides the deposit and rent?
There are no hidden fees. All fees (such as key deposit, pet deposit in special cases, etc.) will be clearly informed before signing the contract, and the detailed fee breakdown will be listed in the contract without any additional charges.
Is there a deadline for paying the deposit? Will late payment affect my move-in?
The deposit needs to be paid to the government-designated account within 3 working days after signing the lease agreement. Late payment may lead to the invalidation of the lease. It is recommended to handle it as soon as possible after receiving the payment notice. The platform will send SMS/email reminders of the deadline.
Does the rent payment support domestic bank transfer?
International transfer is supported (you need to bear the handling fee), and payment through an Australian local bank account is also available (it is recommended for faster receipt). The platform will provide detailed information on the receiving account and payment instructions.
What materials are needed to handle the rental procedures? What is the process?
Materials preparation: For domestic users: Passport, visa, Confirmation of Enrollment (CoE), and proof of deposit (if it is under the name of parents, the parents' documents are required); For local users in Australia: Additionally provide bank statements for the past 3 months, rental records, and payslips if you have a job. Process: - Property viewing: Check the public property viewing time on the platform or make an appointment with the intermediary for property viewing, and inspect the property condition and the surrounding environment on-site; - Application: Submit the application on platforms such as Realestate, and submit all materials at once to avoid delays; - Lock in the housing source: After the application is approved, pay 2 weeks' rent as a deposit, and the intermediary will remove the housing source advertisement; - Sign the contract: Check the contract terms (including the lease term, rent, whether the bill is included, etc.), and fill in the "Property Condition Report" to record the current status of the property; - Move in: Move in after paying the deposit. If there is no furniture, you can purchase from Kmart or IKEA. Take a video to record the initial state of the property when you move in.
Can the rent be bargained?
Housing sources in Australia are relatively tight, especially high-quality ones. Most landlords have a psychological expected price, and generally do not accept price negotiation. But if you particularly like the property, we can help you communicate with the landlord in a friendly way to see if there is any flexible space.
How long is the lease term? Can I apply for a half-year lease?
Most of the housing sources managed by intermediaries have a default lease term of at least one year, and some support a lease term of at least half a year. Our platform also has some short-term rental housing sources, and we can match more flexible solutions according to your time arrangement. You are welcome to tell us your specific needs.
Does the house come with furniture?
Most of the properties rented by regular intermediaries are unfurnished. However, some of our platform's self-operated housing sources and some directly rented by landlords are fully furnished, which is suitable for freshmen who have just arrived or friends on short-term study abroad.
Does the rent include bills such as water, electricity, and the Internet (Bill)?
For whole-house rental properties in Australia, bills are usually not included and need to be paid by the tenant. But for some shared rental properties, bills may be included. Whether it is included depends on the arrangements of the landlord and the housing source. You can tell us the housing source you are interested in, and we will help you confirm.
Can I apply for the move-in time by myself?
Generally, landlords prefer an earlier move-in. If the move-in time you apply for is too late, other applicants who are better prepared may be given priority. Therefore, it is recommended to confirm the move-in date as early as possible.
Should I sign the contract with the landlord or the platform?
There are three types: signing with the intermediary for intermediary housing sources, the platform's self-operated housing sources, and direct rental by the landlord. For intermediary housing sources, you directly sign a formal lease agreement with the intermediary company; for the platform's self-operated housing sources or direct rental by the landlord, the platform can draw up the contract on behalf to protect the rights and interests of both parties. No matter which method, our platform will ensure that every contract has legal effect and a formal process.
How should I pay the deposit? Is it paid to the government?
The deposit (Rental Bond) for all formal intermediary housing sources will be entrusted to the government's deposit management agency in accordance with Australian law, and the platform will assist with the process throughout; the deposit arrangements for shared rentals or some directly rented properties by landlords may be different, but the platform will assist you in understanding clearly before confirming the payment to ensure the safety of the funds.
How should I pay the rent? How much should I pay each time?
The rent is generally calculated by the week, and it is common to pay the rent every two weeks. The specific amount and frequency will be specified in the contract. We will explain them to you one by one after you select the housing source.
Is the platform formal? How can I avoid being scammed?
The platform has been legally operating in Australia for many years, holds a formal business license, and has in-depth cooperation with hundreds of intermediaries/landlords. The real user reviews are verifiable. All housing sources and partners are strictly reviewed, and the contract process is compliant. Users can also verify the deposit payment situation through government channels. If you have any questions, you can contact the customer service for verification at any time.
Does the platform provide application and property viewing services on behalf? How many properties can be applied for on behalf at most?
The platform can apply for multiple desired housing sources on your behalf at the same time and arrange assistants to take you to view the properties on-site or via video. In addition, we provide landing services such as airport pick-up, moving, and life consultation. You can ask the housing source teacher for a detailed instruction package.
What should I pay attention to when moving out? How will the deposit be refunded?
You need to notify the landlord/intermediary in writing 4 weeks in advance before moving out (subject to the contract). Complete the cleaning of the property and restore it to its original state (refer to the "Property Condition Report" signed when you move in), and settle the bills for water, electricity, and the Internet. In the absence of any breach of contract, the deposit will be refunded to your account by the government's deposit management agency within 4-6 weeks, and the platform can assist in following up the deposit refund process.
What should I do if the house facilities are damaged or need to be repaired?
For facilities that are damaged not due to human factors (such as pipeline and electrical appliance failures), the landlord is responsible for the repair. You need to contact the intermediary or landlord immediately to report it; for damages caused by human factors, the tenant needs to bear the cost. The platform can assist in translating the repair application email or communicating and coordinating to ensure that the problem is handled in a timely manner.
Can I keep a pet?
Renting in Australia generally has restrictions on pets. You need to apply to the landlord/intermediary in advance and obtain written consent (some housing sources clearly prohibit pets). If approved, you may need to pay an additional pet deposit or sign a pet agreement, and you need to ensure that the pet does not cause damage to the property when moving out.
What issues should I pay attention to when sharing a house?
When sharing a house, you need to clearly define the shared expenses (rent, bills, cleaning responsibilities, etc.), and it is recommended to sign a co-rental agreement. In case of emergency situations (affecting the safety of living), you can immediately contact the landlord/intermediary, and you can call their emergency contact number outside of working hours; for non-emergency issues (such as changing a light bulb), report it via email or through the platform's customer service. The platform's 24-hour customer service can assist in translation and communication to ensure a timely response to emergency events.
Can I renew the lease when the lease term expires?
You can communicate your intention to renew the lease with the landlord/intermediary in advance, and it is usually necessary to confirm 4-6 weeks before the lease term expires. The rent for renewal may be adjusted according to the market. The platform will assist in reviewing the new contract terms to protect your rights and interests for lease renewal.
Does the housing source provide a parking space or storage space?
For parking spaces and storage spaces (such as balconies, storage cabinets), you need to check the housing source details or confirm during the property viewing. Some housing sources may require additional payment for rental. The platform can preferentially recommend housing sources with parking spaces or storage spaces according to your needs.
How can I judge the sound insulation effect of the house? What should I pay attention to during the property viewing?
When viewing the property, you can pay attention to whether the house is close to main roads, railways, or bars and other noisy areas, and check the airtightness of doors and windows. If it is an apartment, you can observe the sound insulation of the corridor and the activities of neighbors. The platform recommends giving priority to detached houses or high-rise apartments to reduce noise interference.
